Rental Policies

Thank you for your interest in Boothill Properties! Below you'll find our general policies, rules, and guidelines for tenants. If you have other questions, contact us.

Occupancy & Leasing

Occupancy Rules

Only the tenant and their immediate family (as disclosed prior to move-in) may live at the property. Occupancy by anyone else for more than 7 consecutive nights is considered a breach of contract. Subletting is not permitted.

Housing Assistance

We accept Section 8 and Tribal housing assistance, provided all necessary paperwork and approvals are communicated in advance.

 

Security Deposit

​The security deposit is equal to one month's rent.  First month's rent and the security deposit are due at lease signing.

​

Financial Policies

​

Rent Payment

  • Due Date: No later than the 3rd of every month

  • Payment Methods: Cash, money order, or cashier's check

  • Late Fees: Applied per day until paid in full

Payment Locations

  • Office: 1401 Cradduck Rd., Monday-Friday, 8AM-5PM

  • Mail: Send to our office address

  • After Hours: Secure drop-box available at our office

Utilities

Tenants are responsible for setting up, paying, and managing all utilities (water, trash, gas, and electric). Some exceptions may apply based on property location. Please contact us with specific questions.

Property Maintenance

​

Smoke-Free Environment

All units are non-smoking indoors. Violations may result in fines, cleaning fees, and possible eviction.

​

Lawn Care

Tenants are responsible for lawn maintenance every 7-14 days as needed. Any city fines for unkempt property, including trash, overgrowth, or litter, will be the tenant's responsibility.

Repairs & Maintenance

Tenants must report all property damages or needed repairs immediately to prevent further issues. Please call us promptly to report:

  • Appliance malfunctions

  • Structural maintenance needs

  • Plumbing problems

  • Electrical issues
